I grew up in Denver but prior to moving back I lived and worked in the city for 10 years, so I understand the cost of living (even though I think it’s even higher now).

Leaving a bad review will blow back on you, show you don't understand the process, and make enemies at the county level. 

As a result of all of this, I heavily modified my lease, and part of my app process is before you turn in an app I send you a blank copy of my lease to read and review and I add a question in the app that states that you agree that you have read and understand the lease. 

I understand nothing will cash flow positive doing this in my area but it would at least help with payments.

My understanding of equal housing requirements are that you must accept the first applicant that meets your documented acceptance criteria.

However the excuses she has (and I’m sure we could all write a book about them) are, how to say it kindly, laughable almost.I usually get a text saying she will pay by a certain date, which passes and left her a voicemail today asking to talk - I am trying to be understanding and said let’s talk on the phone to discuss a plan, but at the same time - don’t want to keep someone around that is not going to follow their lease terms.Questions:How often is it OK to ping a tenant for late rent?
