What I like about students and rent payment is that they typically need to stay for the year...whereas I've had occasional issues with young professionals needing to leave early or on one occasion skipping town without paying rent.  

@Paulette, I wouldn't doubt it at all "Playing in some of the same areas" as a kid lived all over, G-Town, SP, West, SW, learned life from Erie Ave.Would love a chance to get you what your looking for, there maybe a few things now I have access to.

It absolutely makes ZERO sense to buy turnkey properties east of the Rockie Mts when SO MUCH opportunity can be found in any town around here from Newport Beach to Desert Hot Springs.

Happy New Year, I been on bigger pockets for a short time and have been in research phase as many others here. looking into buy & hold , wholesaling, and college rentals (mostly upstate towns).

We also own a triplex in Red Lodge, a ski town an hour uphill.

Downsides it is in a town that has a large gas refinery in it and about a 1/4 mile from the interstate and train tracks.
