If you are getting poor initial interest, your advertising is not good...... where do you list, good description and pictures etc... if you are doing a decent job you should be getting lots of calls/inquiries..... most will not pan out but if you are getting low initial contacts, then something is wrongMost of the time it's price....... the bay area is a hot bed rental market......the price you listed seems reasonable at first glance, but it may not be justified by other factors

You can have great properties with smaller cashflow and you can have properties that cashflow a lot on paper but don't pan out in real life (ask some of the people investing in cleveland, detroit etc).

Thanks for all the info: Here is the update incase people were curious how it panned out: After 2 months of no serious activity on this one condo, I posted the rental on Facebook Marketplace - probably the easiest and quickest way to get some people (I have used Zillow Rental before and found amazing tenants on there.).

Would echo Jim, if your goal is to be passive then actively owning the properties and tending to the tenants and toilets isn't 100% passive even if you have a stellar PM (which will eat into your returns).

We have a similar situation in Lake County, IL, with our neighbors who are not our tenants but I am trying to help the landlords, who are an older couple and our terrible neighbors (their tenants) not only trashed the property they are renting, they turned our back yard in to their dogs' toilet too!
