I'm transitioning my units to this model as they become available since I have some time to manage these myself.LTR - Younger with smaller units near attractions (bars, activities, etc) or families (schools are important and taxes will reflect that fact).

It's a much easier bar to reach when demand begins to fall.  

Logan heights gentrification is a hard sell in my mind...its improved from what it was but let's be honest it was a low bar.

Most Asian lives in the EAST/SOUTH area of LA like Irvine, Pomona, Rowland Heights, Diamond Bar , Chino Hills etc.

Keep in mind the list isn't sorted between residential and commercial parcels either, so you'll get a few calls about bars, old retail establishments, abandoned warehouses, etc.

After you get things sorted, I'd report him to the bar.

I just did the final numbers and barring any disaster over the next 2 weeks I will end up with $606 monthly cashflow this year.

As long as your not building in an HOA governed development or in one that the city deems historic like the BAR In Charleston..
