So is this a terrible, run away deal?

It's amazing the terrible quality of photos people use when selling a home.

First off the front of house looks clean,, but a couple of flower pots on each side of door way would make a nice image..2nd photo back of house.. is the roof or flashing raise on area between the 2 levels.. should be fixed.3rd the kitchen photo with the range hood looks terrible.. it's worn out..4th I'd buy some white appliances and install them at least then you can say New Appliances in ad. and get a new range hood..5th Bedroom with a ON the floor box spring..

So $930 put into inspections, not terrible...but then the unexpected comes along. 

The previous owners were terrible at screening and got burned out.

Terrible idea.Cash buyers are the most conservative form of investor and as such earn the lowest rate of return on their investments.

If you go this route, I highly recommend that you set aside all your profits for use in buy & hold properties, so you can develop some passive income in the future.About Finding a Partner -  Partners can be great or terrible, it all depends on how you click and what you each bring to the table.

Please be aware that governments are absolutely terrible at estimating value. 

Pretty much my entire county is full of super high priced homes with super high taxes and the ones that seem like the numbers could work are in terrible neighborhoods that I wouldn't even want to buy in!
