I've been reading that syndicating requires me to give part (actually, most) of the ownership to the investors.I don't want to do this.

So this is how I eneded up here reading all the forums, listening to the podcasts, and most recently finding a mentor that really sparked a passion in me when it comes to real estate investing. 

I'm always reading about the horror stories, I want to hear the good stories.  

Read and learn as much as you can.

@Joel Senko hi Joel, I’m new also but what has been working for me is reading blog posts in the specific niche that you are interested in i.e.

What newspaper, blog, websites etc.. are you reading to become a smarter investor? 

I just finished reading Rich Dad Poor Dad, and I’m more motivated than an ever to make my first purchase.

From what I read your "agent" in court has to be a lawyer.

I would recommend doing a search and reading through the available resources.
