There are lots of local HMLs and national ones that lend here in AZ.

It is good you understand the terms of Cap Rate but this applies to true multi family properties that are relevant to values and commercial lending of 5+Multi Family Units.

I love the idea but I feel like I’d need to be more informed about this topic in order to convince my family to lend me money for real estate.

I have been presented with an opportunity to invest in 2 syndications: 1) a 500 unit Garden Style (advertised as Class B) apartment community located in the Peachtree Corners neighborhood (around Hwy 140 and 141) of Norcross Georgia and 2) a 200 unit (what looks to be Class C) apartment community at Hillandale Drive near I-10 in Lithonia, GA 30058.

Non traditional lending may see this as an opportunity to cash in.  

I am looking around for an accountant in the Portland/Vancouver area who has RE clients and can speak into how Private Money lending will be taxed.  

And to syndicate with friends and partners, at that same rate per person, to develop some GC LLC's a lender LLC to assist with cash purchases, and other LLC's to help with taxes.

Nice to know its some local banks that are willing to lend in Detroit.

I'd like some recommendations on some local banks / credit unions who I can approach about lending 70% LTV on the pool.
