Other rooms in general can be supplied with 15 amp breakers with a few exceptions.  

It's definitely one way to do it, but you should be prepared for higher vacancy and you should make sure that the area has a good supply of the tenant base that you're looking for in order to get those higher rents.A better approach is likely phasing the increase in over 2-3 years, adding a little bit to the rent each year. 

Obviously we didn't try and charge them for paint and supplies, but when I did hours and hours of work for cat odor mitigation, I was not very pleased to charge them $0.00 for my work (of note: I ended up having to hire an odor mitigation company to fumigate the entire duplex).

The main subject area I am talking about is obtaining Hard Money as an option to fund BRRRR for those who do not have an ample supply of cash on hand.

With longer than 30 day stays, you avoid TOT, turnover, less work and restock of supplies etc that you find with an STR.

I would only buy hotel properties that have a clear traffic driver and strong supply-demand characteristics.

If there is a high enough premium on 3/2s and low supply (and at least some demand) then BOOM!
