Heres my question:  Id be putting in 6k to repairs and such,  would you treat is as a mother in law apartment, as if my mom or kids were down there or as a full rental and witch mean id be claiming rent and writing off the repairs every year?  

I go, to work out the deposit remainder, as its been 21 days (so by law need to return that) and low and behold, she is back in there saying the painter needed help!!!!!!!!

They are not allowed to share the credit report because that is a violation of the law, period.

I would start by reviewing the tenant law handbook as tenant laws are strict Washington.
