What mold needs to grow, Food source(wood, glue, organic material), Temperature, and Moisture.Cleaning the surface with chlorine and water only kills the superficial part of it but like most weed, unless you remove the hyphae(main root) and the mycelium (collection of roots) from the wood components all you are doing is a surface patch.

Now I understand, this isn't flipping in a matter of months, I get that, but point is, do the math, the accrual of value is steady, regardless of rates, regardless of fluctuations in the economy and world as a whole.

Nathan,While $10,0000 is enough for a down payment on a relatively inexpensive house, it sounds like you don't have steady income coming in yet to pay the mortgage.

The alternative is to hire it out to a property management company that eats 100 of your profits meaning you need to now double your number of properties to achieve the same results.I doubt that many people will turn over their buy and hold portfolio faster than every 8 years, in which case your total cash flow is going to be BETTER from those appreciating homes, than you would have gotten in a different area with no appreciation but steady initial cash flow.In addition to having more total cash flow, the value of your appreciating home will likely be roughly 37% higher after 8 years assuming the 4% annual gain, while your stable 200/month home is still worth essentially the same amount as it was 8 years ago.

Once you've acquired a multi-family in an area, like say a Revere - the steady gentrification offers opportunity for higher rentals and steady cash flow, but also for very lucrative exits due to appreciation as a multfiamily, or additionally, the high possibility of condo conversions and phenomenal sellouts.
