Appraisers generally have no skin in the deal so there's no reason for them to do anything but appraise.

A HML wants the investor to have skin in the game.

There are different schools of thought on investing in condos so I’d love perspectives on this deal that looks amazing on its surface… until I found the "gotcha"Background: I’m looking for my second investment property.

Not many hard money lenders will do that.Most do 75% of ARV and they want some skin in the game.  90% purchase 100% rehab but you better have a proven track record.Its best to find another partner to bring into the deal and quick.

The fact remains that you have no skin in the game beyond your reinstatement amount.

It basically tells them you have no skin in the game and no money to buy their home so there really is no point for them.

Some of it looks to have a horizontal pattern with fairly regular spacing, and I would guess that those widths match up with the slats that go under the old plaster and lath walls (what they used before sheetrock).I’m also going to guess that wall has no or little insulation in it (as the entrance to a duplex, it wouldn’t be living space that needs to be heated)So I would guess it’s being caused by moisture that’s condensing on the interior surface of the wall. 

Regardless of funding this deal banks are going to want skin in game.

So ofcourse im thinking to myself “if a newbie walks up and sees a good deal then why hasnt anyone else” So im wondering if there are any underlying issues below the surface
