Agents can bring a lot of value to the table BUT skill sets and attitudes vary. 

That's kind of the art of this business.

I'm looking to take some courses at the local community collage to really add to my real estate skill set.

The trick there is navigating the recruiters, and landing yourself in some kind of cool job role in the service, where you can get some good skills, and not just paint stuff or load bombs. 

Sometimes I'd assign tasks based on skill levels. 

What skills do you already have to be a flipper?

If you can find someone who has good handyman skills and also has good organization and communication skills then you might be able to keep them busy full time!

I'd sell you one of mine but I'm having too much "fun" practicing my collection skills. 

I'll be getting out of this long before I have a need to delegate that.But as we've discussed in the past (and I've benefited greatly from your insight), person-to-person tenant management soft skills become less important once you start moving away from the low C-class stuff I'm in.
