There was more ABS than cast iron sewer pipe (replaced over the years) and copper runs but the layout was changing so location of plumbing features had to move.  

I used to do junk removal and demolition for these kinds of companies and saw all the worst case scenarios in columbus from tenants that can pay $800 per month. check the vetting requirements, raise the price to get into your unit. 900 per month is cheap in columbus if you are buying c class make sure to take a little more like 2 months rent so the people moving in aren't scraping by

Going from owning to renting isn't a good move, IMHO.

We price the use of the software separately from mail and mail is just 1 option you have to get in touch with the owner.

Opening up to non accredited investors is another interesting move.  

I have gone through his key ring and put the 3 keys he needs to enter the building and his apartment on a separate keyring.  

We move in mid June and it's gonna suck for a while.

So, you might have to wait a year or few thereafter, or move, or both.
