I am a 30 y/o software engineer, and am extremely flexible with where I am willing to live for the next 5 years or so (currently in the north east, no family).My goals with REI for the next 5 years is cashflow.

I worked as an engineer for 12 years and finally quit when I has 1x passive from day job income.

I'm a civil engineer and have a construction company so the remodeling part of the BRRR is really my bread and butter.

Today I am working a W2 as a systems engineer but I am hopeful that I will be able to transition to a replacement passive income within the next 4 years using real estate investments as my financial freedom vehicle.

Having one based in CA, or at least familiar with California laws, would also be a good idea as CA taxes tend to be more robust than most other states and if you're a CA resident, ALL your income will be taxed for CA purposes.

I am a Professional Civil Engineer with a 6 year background in the municipal/heavy civil construction industry.

Unless you are a foundation contractor/engineer, it usually is not cost effective to do the repair. 

When you say "scrape the pad and bring in dirt", I do hope that's based on engineering specs.
