Yesterday, I spoke with a mortgage representative from Wells Fargo and he said I would need 25% down (not a problem) and at least $1500/month in order to qualify for a low 5% loan on a $55k duplex.

A designated broker overseas those above, but a self-employed broker may represent you directly.All of the above may or may not be Realtors which is a separate organization different from State licensing.A mortgage broker/banker assists in lending.

@Shaun Reilly and @James Wise Since we are at the closing topic, I have been calling around for a closing attorney who is going to represent me at closing day.I am not talking about the attorney who is representing the bank, but the one who is representing me (review the P&S, go to closing with me, ... etc).

The seller disclosure should be given by the seller to the buyer; in the case where agents were involved, since the agent represents either buyer or seller the agent may give or receive but it should get to the buyer in any case.
