Generally speaking there are 2 main types of loans for investors: “Conventional” and “Portfolio”Conventional - I'll define these as loans that come from Fannie Mae and Freddie Mac (if you recognize those names).

After we learned more, we came to the conclusion that these types of software generally aren't the best use of money / time - it seems they are mainly designed to profit off of aspiring investors that are looking for an "easy" way to find deals and don't know enough to recognize that the information they provide has generally low value.

The court stated, “For a corporation, not its service-provider employee, to be the controller of the income, two elements must be found: (1) the individual providing the services must be an employee of the corporation whom the corporation can direct and control in a meaningful sense; and (2) there must exist between the corporation and the person or entity using the services a contract or similar indicium recognizing the corporation's controlling position.”Thus, with the S-corp structured correctly, it can be done.

Also, I'm not a small-firm real estate lawyer with a title shop who closes home sales so I have no dog in this fight--I work with big developers and builders to develop large communities, I've just seen so many issues large and small that needed a lawyer to either discover, recognize or correct.
