Theres a lot of evidence that inflation has peaked (its a lagging indicator) and that the economy is headed for a recession. 

They were my tenants for 18 years, never missed a payment even during the recession, and continue to live there even though I 1031 exchanged that property.  

I am self employed and still haven't bounced back from the recession yet. 

It's on a sharp upward trend, but doesn't take the recession hits that other growing cities do by being in the Midwest.

A recession is on the horizon, the market will correct, and you'll be able to buy a home for low 200s again and capture equity as it appreciates. 

There was a period of time during the recession that within a mile radius +/- of my office there was about 1 million sq. ft. of vacant office space and there has never been a time in the last 25 years that the vacancy in the area (at least to my knowledge) has ever been lower than about 15%.Of course, I don't have a clue about the Denver market but you owe it to yourself to carefully analyze it.

All of us (here) know we are in for a downturn if not an outright recession.

The 4-months I was going through hell during the Great Recession, I kept reminding myself it was a test.

I think in the next recession that will impact B-/C+ class properties we're going after more than anything else.
