I took out a loan to complete the reno's but because we didn't have the tenant at the time we fell behind on this too.

Work has been pretty busy over the past couple of months, so I kind of fell off the deal sourcing.

I am looking at one that went under deposit in August, came back on the market in late October (I am thinking financing fell through), and now I am looking at it. 

So even if you pick a state with stronger protections like WY or NV, the cause of action arose in the state where the tenant fell, so likely that the court where the accident happened would have jurisdiction.California tends to have more laws on the books and requirements and restrictions that it can be a good idea to form a CA LLC for out of state property so that you as a CA resident are covered, and to try to have your contracts fall under the purview of CA courts.

So once the work was completed, it basically fell off.

BUT IT WORKED OUTI Have not posted recently on here because I have been not stop trying to fix a big problem, my original funding fell thru on 7/22/2022.  

Well the sensor fell off the door jam and I needed to use superglue instead of the adhesive it came with.

I have been combing through expired listings, and have found a handful of properties that fell of the MLS and had a deceased owner (assuming next of kin was/is trying to sell it without updating the property).
