My house is in a very desirable Philly suburb - great schools, close to I-95, lots of Wall Street/LawFirm/ professional types. 

Not a real estate professional for tax purposes, but currently have experience with 1 other rental. 

Alternatively join a local REI Association and get it from them along with ongoing support and networking.

Networking is the best way to find a local attny who handles these transactions.  

The second group 50% of everything, plus 50% of depreciation.If this sounds too complicated, you may need professional help. 

These are professionals with additional training and a stricter code of ethics.

Great for networking and proper legal support.
