It was very challenging to coordinate the deal between the owner, his son (who was on house arrest in a halfway house in another city) and granddaughter and convince them we were there to help them get what they wanted and do it efficiently.

The strategy is essentially save money and periodically use some of that money to invest in real estate.

The coverage I have in my landlord insurance policies are all 100% of rental income over a 12 month period, along with a $1 million liability coverage and cost to rebuild limit with 5k deductible.

Specifically, were projected returns fully realized, were fees and other charges excessive, were holding periods predictable, etc?
