If the numbers crunch in your favor and you have the means to execute on the sale, you know the saying, "No risk, no reward".

If the guy/gal already has an Airbnb business with his/her reputation staked to it and they just want to expand it (and especially if they own any of their portfolio), why are they a galactically bigger risk than a long-term tenant (who comes with risks of his/her own)?

I should also mention that if I do a rehab, I would like to start with more of a "remodel" so that I am able to start small and build up my risk tolerance.

I feel like if I try and replace the pipe I risk opening up more issues, that is why I was just going to clamp it with a sealant.

Your taking a lot of risk committing to a monthly payment without any ownership in the property.

I will say I was pretty serious when I started looking for apartment complexes but this happened FAST, I got a call the next Tuesday that an offer was coming in that night from a group in Kansas City and I need to submit something or risk losing the deal.

Going In with such a small amount down, there is greater risk of default, or owing more than the property is worth.

Richard Smart This will be overly general but I’d say the biggest risk is if *a lot* of deals look good.

@Gino Barbaro has a good post about calculating value @Brian Burke has a good post about understanding risks in multifamily investing..I generally see good feedback from the BP crowd for Micahel Blank's Syndicated Analyzer for a reasonable price.

But I'm a fast learner and I minimize risk by being anal about things that need to be in place before I move.
