It doesn't matter if the property is new construction or not but you do need NOI to determine the CAP rate based on sales price or to value the asset based on going CAP rates in the market for your product.

There's also ongoing training required to keep your license every 2 years as well, plus yearly dues to your local Realtor board, etc... it can add up quick so be aware of that.Also, there are lots of stories out there of agents who did exactly what you are talking about and can't write an offer to save themselves, don't respond to phone calls or emails, and can make the process more difficult than it needs to be.
