I have a strict policy in my leases that changing room colors is strictly prohibited, however I have a family that has been in my first duplex I ever purchased, they are great tenants and they contacted me and asked if it would be okay to paint their sons room a light blue instead of the standard white all my rooms are painted at first I wanted to say no until my mentor told me to rethink my answer, like he said I will need to repaint the room either way if/when they move out so what will it hurt if they paint it now and it keeps them and their 9 year old son happy? 

It's a year or two later and out of the blue a knock on the door, but a half dozen officers with shinny new bracelets for you.

We've stayed at condos in Isle of Palms, SC (with an ocean view) and Rosemary Beach FL (not an ocean view) and enjoyed both.

Would you like me to buy you one in blue?"   

I know other coastal cities like Miami and other parts of Florida are in a similar situation, but I am curious how others investors think about their markets which at low elevation and close to the ocean/flood plains. 

Our ocean water doesn’t really clear up to that beautiful Chrystal clarity until you are at about Ft Lauderdale, and South.  

There have been other deals of course where someone called me out of the blue and I sold them a house the same day and everything went smoothly.

. ;-)  I have but they were all blue collar start ups.

A couple of agents reached out to me out the blue.  

I am currently deployed on an aircraft carrier in the middle of the ocean so linking up will probably have to wait until this Summer.
