You mention Amarillo but Amarillo is in the north panhandle and is a great market to be in too.

Majority of north side 5+ has been selling at extremely low cap rates but they are still selling just way less transactions and often cash. 

I still have one property out on Clements Ferry closer to MP and then another property in WA right off 17 just north of avondale.

Inflation isn't necessarily caused by new purchases, a large component of it is a psychological expectation of higher prices.As far as new purchases leading to higher inflation, I barely even saw a slowdown in my market (North Dallas) and very few price cuts.

I invest in North Jersey.

I have house hacked all over north jersey,  the formula is simple its finding the right property which is not so easy.Oil tank removal is common in NJ, make sure seller is following proper process of removal.
