I ran into this recently for a property I own in Berwyn, and I had to dig deep to learn more about this. 

I will go back and dig deeper into the expenses of the property to defend those to ensure I am not missing anything.

Clearing the land, building the driveway, leveling the pad, trenching for water and power, digging the septic systems, pouring the concrete slab and footers and planting the grass in the front yard when I leave.

He's sent me deals anywhere from 70k-150k SFH which I would consider dirt cheap for Florida, but I wanted to do a little digging as to how common these homes are and if those price points indicate a terrible area or something else that might be off. 

This is where you have to get your investigation hat on and really dig in. 

Some quick digging here on BP will start to point you in the right direction.

If you have carpet, you have to worry about odors or the dog digging it up.

(This, unfortunately, is about $4500 of income each month that the underwriters will not count.  2)  I am a teacher, and I took a part time leave this year to dig into real estate a bit. 

Education is the first step, so dig into some good real estate books.
