The more I study real estate, the more I feel that my architecture degree isn't helping me much, I'm not being taught to sell, negotiate, read/understand contracts, understand clients or anything much beyond the actual design of architecture. 

I would then seek out a competent attorney that has a background working with real estate investors (one with specific knowledge of wholesaling or assignment of contracts and the marketing of such).

If you plan on buying down the road for sure, and the property needs rehab you are willing to do, then buy on a land contract. 

As a Real Estate professional you should know about:  Lease with Option to Buy, Contract for Deed, Rent to Own. 

Does anyone have a sample seller financing contract for Ohio and Florida if possible.

Most contracts for sale of real estate say the the property owner will provide "title free and clear of all encumbrances and liens. " This means you as the buyer don't need to worry about liens as they will be paid at settlement by the seller.
