Now I know many investors who have quit-claimed their properties to LLCs anyways and have not had any issues. 

This is best asked of a qualified accountant but for the most part you need to claim capital gains the year of the sale. 

I have heard that it is hard to get accurate lien info nationwide and to be careful when trusting data from providers claiming accurate tax lien and divorce data nation wide?

I know legally I can evict, take him to small claims for past rent, late fees, and damages to the property.

He's not returned the keys to me yet, but he claimed that he move-out already, no more obligation with my property, will not continue to pay the rent (even though his lease contract's not end), will not pay any penalties, and he doesn't agree to be charge this month rent from his deposit. 

The title company is now claiming they have 90 days to remedy this and I'm not entitled to terminate and receive my earnest money back.  

Their claims of clarity are way off when agents are now going to be saying "Ok this house is paying my fee, but the next one if you buy is going to require you to pay an additional $4500, the third one is also not paying".

Both BlackKnight and CoreLogic claim to have the same data nationwide coverage (100%) when it comes to basic property data.

It's better to deal with a reputable larger firm vs. mom and pop shop to ensure they are doing everything on the up and up and someone isn't going to lay claim to your property in 3 months from now (like a divorced spouse...I've seen it happen)People's opinions are going to vary on the hard money.
