Hey @Michael Weleski I would recommend finding someone who is in your market doing flipping/renovations and partner up with them (get to/find a local REIA meetup if you haven't already). 

I made an offer on a duplex, it's been on market for about 10 days.

Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

i am looking to invest in a long term multiple family near downtown.. the prices are much better than north jersey ( where i live) , but I'm not sure about the rental markets and typical cap rate. let me know if you're open to discussing further

Unfortunately we bought it at an auction and cannot rent it out so we fixed it up and are selling it, but with this slow market thought of taking out a refi in order to move onto my next project.

Also, we are starting another wave of marketing, so leads will be aplenty. 

It was part of a large portfolio fo properties that hit the market.

My overall goal is to sell houses to learn the market and eventually start investing.

When I click on "90 Days", it shows me the houses that have been on the market for a MAX of 90 days or less.
