I'm wondering if investors/agents are seeing this in other markets as rates come down.

Oh, and I would also interview a few local handymen to keep on call in the case something does need a timely repair (at least 2).

@Hares Najand in a lot of markets including mine it is customary for the landlord to pay the water and sewer bills.

The only reason they shed tears and beg to stay is because you are probably renting to them well below market and it is in their best interest to stay put as long as they can."
