Do you have a good contractor lined up, or are you looking to do the work yourself?

I would find where the contractors buy from in your area. 

If they don't seem like they know what they're talking about either, PM me, & I can hook you up with a lender that specializes in VA loans with an office in Phoenix, but I'm pretty sure he's licensed for CA, as well or my Nova  guy here in Tucson can work with your Nova loan officer in CA and help guide them through the process.  

I had *contractor* come in to look at everything and he said that the wood by the kitchen sink as well as the wood in the front closet had water damage (maybe from wet shoes?)

I just received my Real Estate Salesman License and want to cost out marketing materials and hit the road running.

I am considering firing them now even though a competent contractor could have it all done in 2 weeks.

Remember, most are unlicensed and brokering without a license, have no accountability to state boards, operate as fringe operators skirting laws, may be correctly called public nuisances, have no insurance, etc.

Anyone able to refer me to a good contractor in Tucson AZ.
