At one property I own that's high traffic (with a bar across the street) it's a shame because anything decent gets swiped and I know if I provide my tenants with a picnic table the bar patrons will sit on the table and cause late-night disturbances (heck, they've left empty bottles on my tenants' front steps). 

What is the step by step way to get started in wholesaling?

My top ideas are:1) Hire a VA to handle the initial call, give me the info, and I'll do follow up later that same day.2) Place a Craigslist Ad for someone locally to answer the phone, take down the info and shoot me a text/email.

About feeling all guilty for the tenants having to wait a whopping two days for a repairman... in VT you're allowed up to 30 days to initiate a repair for anything that isn't an emergency... take a breath!

Then details were missing so I didn't sign off on it until 2 weeks after I initially wanted to. 

Also, check to see if you can just add someone to title without having them be part of the initial mortgage.
