The Houston (and Texas) economy has been diversifying for the last 25 years after the State Government made the decision back in the  90's.

I would make the decision based on 2 factors:1) If you don't flip it, do you have enough cash to continuing investing in real estate?

Personally, I prefer to handle the entire tenant placement process myself for the following reasons:-nobody will care more than me-I have processes in place for all aspects of tenant placement (so I don't need to spend any time learning how to do it)-I like to meet all the prospective tenants in person (meeting in person vs. on paper or over the phone can be very important and effect your decision)Again, that is just my preference.  

Greetings BP,Deciding what state to form your LLC is a very important decision and should not be taken lightly.

As you can see there is no simple checklist that makes these decisions black and white.

Still feel I don't really have all the information to make a fully informed decision on the seller finance route.

I'm still considering the pros and cons of college, and in the process of considering this decision, I am applying some knowledge that I gained in my microeconomics class: do not let sunk costs affect a decision, as the money has already been spent and cannot be recovered.

I got started that way here in Austin about 8 months ago in a duplex and it was probably one of the best decisions of my life.

It is a shame and a hard decision to make.
