Considering taking advantage of a really hot rental market and building three "tiny homes" and renting them for roughly five years before selling.

Fix up and sell/rent by spring/summer when the market gets hot!

So maybe in your case, you look for folks with 3 beds that have a household income  X% above the average of the area.

The name of my shops are called Hot Swaps and we have been operating for about 4 years in the first location and a exciting 3 months in our new location.

New hot water heaters, new furnace, new boilers, and all of the roofs have been redone in the past 7 to 10 years.

With the market being this hot and people getting all these full price offers, sellers are getting confident and I suspect the list prices will rise every couple of months.

Just put in an offer for around 715k on a building in a lower income area in Chandler AZ, but surrounded by good neighborhoods with great schools, as well as higher income areas This particular neighborhood's median household income is around 30k whereas surrounding neighborhoods are 60k-85k.

Am I correct in assuming this is a hot water system not a steam system (maybe this picture is not enough to answer that question)3.
