I've looked into house hacking and then moving out in 2 years but that option isn't changing anything. if someone wants to walk me through using the BP calculator and possible show where I'm over compensation on expenses.

Feel like given my company is doing really well and i have good cash flow and no debt it shouldnt be this hard to find a decent loan.

Basically a lot about this house was misrepresented.

The tenant has been a problem from the beginning, such as behind in rent for a year, buys a brand-new Jeep, lies about ex-husbands job, child support, court cases, etc...Now, the house needs a new deck, so I went up to inspect it.

Yes, sharing our actual costs,  we need more housing but also letting people get past some of the big unknowns.   

If he would just be doing the rehab work on the house (I am the money, property finder, everything else in the process) would you think it would be OK to offer a 60/40 split or 55/45?
