They have itin number, been in the the states for 8 years and have paid taxes and will to provide tax returns. 

I can see a scenario where I take on the risk of a high interest rate and less flexible terms for 5 years, so I can access my cash sooner if that option is there.

The issue is if you do not know how to read it or understand it, it could be written on toilet paper and be worth that value based on how the owner does their books.
