I'm hoping to find a smaller company with employees that like what they do and keep turnover at a minimum, always seek to sign a 2 yr lease, and when units do turn they can get a basic turn for less than $1500.

Essentially, I'm paying a small price to learn more of the biz, but will only be an owner and never an employee.
