Basically, after paying agent commissions and other miscellaneous cost (roughly 8%), along with paying of the mortgage balance, I would pocket close to $350k, tax free.Stick to the rental long term with a great cash flow of $750/month and take advantage of all the tax deductions and depreciation, while the renters are paying off my rental slowly.Please note, I don't need money at the moment and don't have any other investment vehicles that will generate a guaranteed 8-10% growth to my investment.

Texas Job Growth AcceleratesCOLLEGE STATION (Real Estate Center) – The Texas economy accelerated job creation in July 2018, according to the Real Estate Center's latest Monthly Review of the Texas Economy.The state gained 377,100 nonagricultural jobs from July 2017 to July 2018, an annual growth rate of 3.1 percent, higher than the nation’s employment growth rate of 1.6 percent.The nongovernment sector added 372,700 jobs, an annual growth rate of 3.6 percent, also higher than the nation’s employment growth rate of 1.9 percent in the private sector.Texas’ seasonally adjusted unemployment rate in July 2018 was 4 percent, lower than the 4.1 percent rate in July 2017.

The options can be he can buy the shares as the sponsor from the passive investor that wants to sell, the shares can be sold to someone else, the property can be refinanced and payoff some of the passive investors.So some sponsors I know buy to eventually sell and others buy to hold and grow the portfolio.
