There doesn't seem to be a glaring weak spot which would throw the supply/demand situation into a radically different state than it is now.We seen for years now that supply is not keeping up with demand here, and I've not yet heard a solid proposal to solve this issue.

You can ask your tenant to quickly clean the spot where the old appliance sat as soon as it is taken away and before the new appliance is brought in.

Pay off all your debts (everything thing) no car payment (sell it if you have one & buy a reliable one for cash), pay off your cc, when you need money for your income property you'll be in a great spot to maximize things...

Imo they are kinda a sweet spot and great place start.

Maybe it's out of my "sweet" spot. 

I feel we're in a great spot given the equity, cash flow and not having a mortgage. 

Duplexes are harder to make cash flow, so your sweet spot is really the 4 unit buildings.

Noticed that there are a lot of listings even in spots not zoned for any type of commercial activity at all.
