Concepts I think I understand are :If the transactions are not of equal value you, you pay capital gains on unused profit. 45 days to identify deal of equal value / 180 days to purchase them.

However you can buy less than what you sold and you can take cash out but the IRS will want to tax you on the difference just as if you're pulling profit out.In your case you've got maybe a $400K gain including depreciation etc.

On the other hand keeping the property will allow you the potential to benefit from appreciation in the future on the property.Normally I would strongly advise unloading any negative cash flow property however if your purpose is only to hoard the cash in another property there is no net gain in selling.
