If focusing on this rule, both properties are falling behind, as they are renting for FAR less than the 1% rule.

I will focus on small multifamily properties and single family homes in the short term and possibly trade them in Monopoly boardgame style for a larger apartment complex in the future.

If so that would be your biggest asset and the one I would focus on.

So if you start a focused campaign right now you'll be fine. 

Because acquisition agents are incentivized to keep acquiring property which fits their model, they often focus on the same areas—essentially turning entire neighborhoods into a rental complex.
