If you are just fishing it won't matter much as most contractors will stop by and give you an in person quote.

Finding someone that is readily available to show properties would also help, it this crazy, low inventory environment...

From your description, the property is not the intensely downtown environs of NY, NY, or San F., nor is it the intensely rural environs of a Po Folks, Alabama.Whatever you find out and then plan to do, be sure that it encourages an intentional neighborhood-building - not the unexpected descent into 'hood degeneration.
