Read too much Bigger Pocket and get sucked into thinking Books and Podcasts are all that's needed to succeed. 

I'm 28 years old, I've got a great job, I've read all the good books, I've got the right mindset, I've listened to about 150 episodes so far and I'm ready to embark on my real estate investment journey.

I spend about 10 to 12 hours a day on the Internet, 7 days a week, as well as reading a book about every two weeks.   

In 2016, I read a book that got me on the real estate bug( Wife already knew the secret).

Also the end developers in most cases are large corps .. it cuts down on their risks and keeps raw un-entitled land off of their books 

Podcasts are great but go through other source - books, local REIA meetings, connecting with investors/Sponsors and developing your own set of relationships.

what is the best book you have ever read in business ?

I'm currently in the middle of one of Dave Van Horn's books on note investing but I've not yet gotten all the way through so the process in its entirety isn't very clear to me just yet.
