The listing and the photos looks great and you are posting on all the top sites.I would recommend reevaluating the price to see if a price adjustment will drive traffic as well as consider posting to a site like Facebook Marketplace.I know that our market in San Diego is different than where you are located, but we are seeing it takes approximately 23 days for a property to be leased. 

We have to buy the stock similar to EXP but we are paid about 20% per year on our money invested.So I am making about 20-30k per year just doing my normal business. 

@Adriese Williams follow landlord tenant laws with itemized list for security deposit and invoice requesting additional amounts that are over normal wear and tear and depreciation for age.

Even if you just do it in the short term, then maybe you'd save 10% there and be efficient enough to cut your vacancy % down to 5?

Long story short, if you do this, buy in great locations, hold long term, and make sure that you have plenty of reserves to weather the storm.

@Jose RamirezHELOC's are very hard to come by for investment properties, they are also short term loans that are typically interest only with a balloon payment at the end.
