Sounds like you understand construction so get a good feel for needs (roof, porch, etc) and just build out in excel the aglow over time and when you need the big capex spend for these items.

Excellent points @Richard F.With out-of-state rentals, I have to rely very heavily on strong property managers -- especially for construction/handymen and that can be tricky and, sometimes, expensive.

My experience and education I have been recieving through various means including here on BP as well as a excellent REIA in Ann Arbor with @Joe Villeneuve have helped me to see that wholesaling can provide the means to help fund your goals of buy and holds.
