I dont think a court here would enforce the terms of a commercial lease that are contrary to our landlord tenant law for residential property but it isn't something I've ever looked into.

Hello Ian,Im aware this post is now a year old but I was wondering if you ever came to a conclusion as to what the best initial loan for a BRRRR deal is if you're planning to refinance in 6-12 months?

Strangest thing I've ever seen.  

I’m not sure about the small brokerages but it is my understanding that the larger firms don’t make all that much from the agents, they make their money from their associated Escrow, Title, or other service business for the industry.

Can you just bring in a GC when ever you are looking at a property or do you have to have it under contract first before you start estimating costs and having it inspected?
