I think the reason your initial guys didn't want to work on it is because they have easier jobs and they aren't licensed to remove the asbestos.

If you want an established area, I would look along the east side beltline.

Kannapolis has a totally revitalized town square, and a massive research park downtown that is establishing themselves as a medical research authority in the region with very low prices to accommodate investment.Waxhaw has some of the best (if not the best) public schools in the Southeast.

Usually LLC's are if you buy outright or have a well established LLC that has proof of earnings. 

  :)I think there is some value in what you are trying to establish however if I'm understanding it correctly, this sort of 'dynamic' variable that can be attached to occupancy stats to help close the gaps in inaccuracy.
