It sounds as though you have set yourself up for success. 1) I don't think there is a surefire way to do this, but I would approach it from the perspective of how real estate investing can be leveraged to meet both of your goals.

I own an e commerce company and my wife stays home so I figure I could use my expertise and her time, plus my fathers mls capabilities to continue the revenue stream and grow it.

If you prepare a loan request as shown in that book, you will be set up for success!

I wonder whether you have had success with a particular lender, or have otherwise moved forward with your portfolio growth.  

It may not be right for you now but if you are successful I’ll bet you will have one.

I know the residential assisted living model is very successful in the Phoenix area. 

However, I have a no-excuse mentality and believe there are tremendous opportunities to be successful for those that are willing to grind for them.
