I would disagree from the assumption that stock investing is passive as a catch all, from the common concept of put money into an index fund this would be true, but if it was your main focus and if you spend as much time on it as real estate investing, you can easily not be passive doing trend analysis and research for stocks.

I agree with most of what you described in the post but I disagree with a few of your statements.

(Flippers will disagree with this statement... and they have a skillset that you probably lack, so they aren't wrong for them, but are wrong for you as a FTHB with no real estate experience.)If you're only going to be living there for a year, and want to get your feet wet with REI, go see what weekend part time job openings a local property management company has that'll have you interacting with tenants.
