- I have decided to use Zillow Rent Manager, Craigslist and Cozy as I feel they provide the best combination for visibility to my listing from the demographic I am targeting.(2) Property Mgmt. - Will I manage or not?

I also think you could provide value relatively easy to justify raising rent - whether it's through nicer landscaping, additional parking, improving common areas if you have them, or other on-site incentives.

We also plan to refurb the upstairs bathroom and kitchen, as well as replace the siding and improve the landscaping of the 3100 sqft lot.QuestionsI am now looking for a way to finance the refurb.

If they're distressed it's probably for a good reason; location,demographics & socio/economics.If the park is in a geographically desirable area that's in the path of progress don't hold your breath waiting for a good deal to come your way.

You need to calculate the utilities to light and heat the hallway, landscaping, snow removal if you have sidewalks and parking lots.
