He has been telling me his property goes up for sale in kid December but today he calls me with desperation in his voice telling me his auction date is December 3rd.

I plan to run some more numbers and have a few meetings with fellow REI's in the area but I'm leaning towards the 2nd option. 

Its taken me almost 9 years from the date I purchased my first property to get to a point where I feel I have found my stride.

The point is, all modifications must be ratified by all parties, full signature and date somewhere otherwise the mods are not enforceable.Your problem is, if not properly ratified, what's the next step for you - - is it worth your effort to pursue further?

I am a fellow investor and also an agent. 

Unfortunately for me I picked a poor time to finally set a moving date!

But I am also interested in other real estate investments and am here to learn all that I can between now and my retirement date.

It is a great place to meet fellow investors.  

I'd hate to look back at this deal at a later date and realize I only did it for convenience reasons.
